The 7R company has completed the formalities related to the purchase of real estate in Berlin from KARL Gruppe and is starting the implementation of its first project on the German market. The investment includes a functioning warehouse complex located in the Lichtenberg district of Berlin, in the BEGEWO industrial area. 7R City Park Berlin East will be developed in the brownfield formula, combining the modernization of the existing space with the potential for further expansion with two modern buildings with a total area of ​​23,000 sq m. The investment with a total area of ​​43,000 sq m and a value of approximately EUR 70 million is being implemented in cooperation with the Foreign Expansion Fund 2 FIZAN, managed by PFR TFI, which co-finances the international development of Polish companies.

The property covers a plot of approx. 93,000 m2. m and an existing warehouse building with an area of ​​approx. 20,000 thousand m2. sq m. The facility is currently over 90% leased, which ensures stable operation of the asset already at the project initiation stage. In the next phase, 7R plans to expand the complex with two buildings and an additional approx. PLN 23,000. sq m of modern warehouse and logistics space. The implementation of this part of the project is planned for 2027–2028.

The launch of the first project in Germany is an important moment in the development of 7R and confirmation of our consistently implemented expansion strategy on the most liquid and significant market in Europe. Berlin is a natural place for this step – it is one of the most important metropolises on the continent, a strong economic center and a market with high demand for well-located urban logistics space. 7R City Park Berlin East is part of the strategy of building a portfolio of modern logistics assets in the largest German agglomerations. The company focuses on locations in the so-called cities. BIG 7 (including Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart and Düsseldorf) and their immediate surroundings. In these centers, 7R intends to develop urban logistics formats that meet the needs of companies from the e-commerce, trade, logistics, light production and services sectors.

The project is located in the Lichtenberg district, in the eastern part of Berlin, on the site of a former concrete production plant at Bennostraße and Gehrenseestraße. This is an area with a well-established industrial and commercial character, which has been undergoing a process of comprehensive transformation in recent years. The location within the city limits provides access to a large consumer market, road infrastructure and employee resources, and at the same time enables efficient handling of urban and last mile logistics processes.

Germany is one of the largest and most demanding warehouse and logistics markets in Europe. Therefore, entering this market requires a very selective approach to location, product and investment structure. Our first project in Berlin meets these assumptions: it is located in a strong urban location, generates current rental income and has real potential for further development. This is an investment model that responds well to the current needs of tenants and investors – it combines the security of an existing asset with the possibility of creating new value through modernization and expansion. – commented Martin Ohly, Managing Director Germany at 7R.

Financing of the investment was secured with the participation of the Foreign Expansion Fund 2 FIZAN, managed by PFR TFI, 7R’s own funds and debt financing. The total value of the investment related to the purchase of real estate, modernization of the existing facility, construction of new areas and development of logistics infrastructure will amount to approximately EUR 70 million.

In accordance with the structure of investment cooperation, the Foreign Expansion Fund 2 FIZAN covers a minority stake in the foreign subsidiary 7R, and the funds obtained will be allocated to the implementation of the project in Berlin. Cooperation with PFR TFI strengthens the financial investment base and confirms the importance of institutional capital in the process of expansion of Polish enterprises to the most competitive European markets. Our goal is to build a lasting presence of 7R on the German market. We want to develop projects that respond to the real needs of tenants, are well embedded in the urban fabric and allow us to create long-term value for our capital partners. – said Piotr Pikiewicz, Head of Debt & Treasury at 7R.

The 7R City Park Berlin East investment is part of a broader transformation of the area as part of the BEGEWO project, led by KARL Gruppe. A new functional structure is being built on the area of ​​approximately 200,000 square meters of the former concrete production plant, including spaces for logistics, commercial activities, municipal services and small and medium-sized enterprises. The acquisition of part of this area by 7R is part of the process of revitalization and redevelopment of existing industrial areas in accordance with the “brownfield before greenfield” principle. An important element of the project is the use of the potential of the existing infrastructure and reducing the pressure on new investment land. 7R will develop the project in stages – first focusing on further management of the existing asset, maintaining the continuity of tenants’ operations and preparing documentation and technical solutions for the planned expansion. Ultimately, the complex is to offer modern, flexible warehouse space, tailored to the needs of companies looking for an effective location within a large urban market.

The warehouse market in Germany remains one of the key reference points for European logistics. In 2025, the volume of lease transactions for warehouse and logistics space in Germany reached nearly 6.1 million sq m, which meant an increase of 14% compared to the previous year. The largest agglomerations play a particularly important role, where limited land availability, the development of e-commerce and the need to shorten supply chains increase the importance of urban logistics locations.
